St John’s Wood Square relates to the development of the former St John’s Wood Barracks together with no. 1-7 Queen’s Terrace.

The 2.2 hectare site is located in the heart of St John’s Wood between Finchley Road to the west and Primrose Hill to the east and is on the edge of the St John’s Wood Conservation Area.

In May 2011, planning permission was granted by Westminster City Council for a residential scheme. Since that time, St John’s Wood Square Ltd has acquired the site and, following a review of the proposals, submitted a revised planning application for the site. The application was approved by Westminster City Council in April 2015.

The 2015 consent allowed for the provision of 117 private dwellings and 59 intermediate rental affordable dwellings on site, along with 41 social rental homes off-site, a total of 117 private and 100 affordable homes. It also provided for the restoration and re-purposing of the Grade II listed Riding School as an amenity. Prior to any occupation of private homes onsite, the 41 offsite social rent homes would be completed.

St John’s Wood Square Ltd intends to provide a high-quality residential environment, which is in keeping with the St John’s Wood area.

The vision is to create a living community, which can add value to, and be part of, the St John’s Wood locale through:

  • Creating a place where families chose to live
  • Improving the public realm for the enjoyment of all
  • Celebrating and commemorating the heritage of the St John’s Wood Barracks

In 2022, Westminster City Council consented for the following amendments to the planning permission:

  • A reduction in the overall size of the basement
  • A reduction in parking numbers
  • A reduction of the anticipated construction programme
  • Reconfiguration of three individual villas to create six apartments, increasing the overall number of proposed homes from 176 to 179
